Johannesburg South Commercial Property

Johannesburg South is bordered by the N1 to the west and N3 to the east and includes all the areas south of Auckland Park, Braamfontein and Bezuidenhout Valley.





The major residential suburbs that fall within Johannesburg South are Alberante, Brackenhurst, Brackendowns, Florentia, Glenanda, Glenvista, Mondeor, Meyersdal and Winchester Hills to name a few. The residential suburbs are on the whole up market and consist of townhouses, clusters, suburban homes and prime commercial office parks. 

Majority of prime industrial space can be found in Aeroton, Alrode, Amalgam, Bassonia, Benrose, Booysens, City Deep, Crown Mines, Denver, Heriotdale, Industria, Ormonde, Robertsham and Tulisia.  

At present, industrial vacancies in the afore-mentioned areas are at about 2.5%. The average size of space leased ranges from 500 square metre mini units to 5000 square metre warehouses. The average net rental for industrial space is approximately R30 per square metre, excluding VAT. The low vacancy rate is owing to the fact that majority of the lettable industrial space can be classified as prime. Reason being is that the buildings are generally in a good condition. There is satisfactory macro access, in other words access to the freeways, as well as satisfactory micro access i.e. from the street to the building. Prime Industrial properties in Johannesburg South will have adequate three-phase electrical power, eaves greater than 4 metres in height (with the exception of mini units) and proper loading facilities at ground level.

Commercial vacancies, on the other hand, are generally sitting at between 10% and 15% in Johannesburg South. The affluent suburb of Meyersdal and its’ surrounds (situated just off the R59 – Michelle Avenue) is home to a number of fairly new A-grade office parks. Gross rentals in such office parks are between R90 and R115 per square metre, excluding VAT. The average size of office space leased ranges from 100 square metres to 500 square metres.

Grade-A office buildings can be defined as being not older than 10 years, unless having been renovated. Such buildings will be situated in a prime location and will have adequate on-site parking (a minimum ratio of 4 bays per 100 square metres of leased premises). The buildings will have high quality finishes and air-conditioning. A-grade office space commands a gross market rental as defined above.
