Offices in Sandton remain highly valued due to the fact that this area still rules as the most significant financial and business district in South Africa, and perhaps sub-Saharan Africa. It has enjoyed unprecedented growth since 1990, when the mass exodus to the northern suburb first began. Sandton has since become known not only as a playground for the new elite, but as a business Mecca for a new, modern Johannesburg. It is hard to believe that this sophisticated district was once an area defined by horse trails and vast open spaces.

It is now home to top investment banks, financial consultants, the Johannesburg stock exchange and one of the biggest convention centres on the continent and this adds value to any commercial property in Sandton. It is arguably the most opulent metropolis in Johannesburg.

The Sandton CBD is situated close to the M1 highway to Pretoria and the Jhb CBD.  Sandton is conveniently situated in the near vicinity of Illovo, Rosebank and the popular Melrose Arch, each of those being easily accessed in 10 minutes or less. Its’ boundaries are Rivonia Rd, Grayston Drive and Sandton Drive.  On the whole, the main congestion occurs in peak hours, particularly in Sandton Drive towards the intersection, with William Nicol and Grayston Drive running between West and 5th Street.

Sandton is renowned for its decadent shopping options and Sandton City is a major attraction and one of the largest and most luxurious shopping malls in the country. Sandton benefits from having the private Morningside Clinic on Rivonia Rd in the immediate vicinity. Rochester Place (a mixture of offices and medical suites) is next door to the clinic and is popular with medical specialists.  Schools close to Sandton CBD are Crawford College (junior and senior) and St David’s College - both of which have excellent reputations.

The Gautrain has become increasingly popular and has a station conveniently placed in the Sandton CBD, ideal for travelling to and from OR Tambo International Airport, Pretoria, Centurion and Marlboro. Once travelers have disembarked from the Sandton station, they are within walking distance of a myriad of hotels. The Sandton CBD offers a variety of upmarket hotels - the five star Michelangelo, Hilton, Radisson Blue, Radisson Gautrain and Sandton Sun being the most popular choices.  There is also a diverse selection of guest houses and more affordable B and B lodging options surrounding the CBD.
The major residential suburbs surrounding the CBD are, on the whole, upmarket townhouses, clusters and suburban homes. Areas include Sandown, Benmore Gardens, Sandhurst, Inanda, Parkmore and Morningside.

There are a few of the traditional flats still to be found in the CBD too. Rental property is among the most sought after space for working professionals and includes a number of offices to let in Sandton. The hustle and bustle of Sandton puts it in a league of its own when attracting an affluent urban work force. There is still a substantial amount of office space to be found in the CBD around 190 000 sq/m. This includes offices of all sizes and price ranges.  It includes AAA space which can cost anything from R145 to R195 a sq/m. A grade properties range from approximately R125 to R145 per sq/m, and B grade buildings from R85 to R120 per sq/m.  There are also new developments currently underway in Rivonia Rd, West St (where sectional title offices can be purchased) and Grayston Drive.  There are other developments planned for the near future.  Major developers in the area are Group 5, Barrow and Tiber.

In close proximity to Sandton are the light industrial and office areas of Wynberg & Kew, where many warehouses and office parks can be found. These are accessed from Grayston Drive, crossing over the freeway and into Wynberg. Tenants range from craftsmen, to automotive specialists. Rentals range from R35 per sq/m for warehouse/office parks to R45 a sq/m for free standing warehousing. Other light commercial and industrial areas that fall under Sandton are Kramerville, Eastgate and Marlboro. Rentals for offices range from R40 a sq/m – R65 a sq/m depending on the grade of office and location.

Eastgate has a large industrial area and a few warehouse and office parks with rentals ranging from R50 – R65 a sq/m.
