Northriding Properties

North Riding is that very large, rapidly developing, formal suburban area with business and commercial development taking place. North Riding property is situated on the northern outskirts of Johannesburg. It was originally part of the Randburg Municipality prior to its incorporation into the Greater Johannesburg Metropolitan Council and North Riding property is today part of Region A. North Riding property has Inadan on its northern border and Northwold, Sharonlea and Olivedale on its north-eastern side.

Honeydew sits on the west and Eagle Canyon/Randpark Ridge on its south side. North Riding property enjoys excellent access from Witkoppen/Northumberland Roads, Christiaan de Wet and Malibongwe. Beyers Naude links it to the N1 Western Bypass.

North Riding was part of one of the original Randburg farms occupied by the old Boers before the turn of the 19th Century. In the 1920’s, many of the immigrant gold-driven speculators bought undeveloped plots in the Johannesburg north-western districts. They too became small farmers and integrated with the predominantly Afrikaans speaking locals. By 1950, there were 9, 000 inhabitants in Randburg and by 1959 there were 13 townships including North Riding. Development of North Riding property has mushroomed ever since.

Many parts of North Riding property have remained areas of small holdings and country type homes on plots. Other parts have developed rapidly into business, commercial and light industrial nodes such as Northlands Business Park – an area of 1 million m², Kya Sands, the Northgate Shopping Centre and the area around Coca-Cola Dome. Massive high density residential development has taken place around Hyperion Drive, Montrose Avenue, Douglas Crescent and Bellairs Drive.

North Riding property comprises numerous residential types including the older, farm style, large family on ground of 2, 5 hectares or more. Many have been pulled down and rebuilt into contemporary-styled homes with gardens, pool and tennis court on 1-2 hectares. There are smaller, single family homes in built up suburban areas of between 1 and 2, 000m² (quarter to half acres). Many low density, high security cluster complexes of between 1 – 12 units have been built, as well as higher density 12 – 50, full title units. In addition, there are high density sectional title townhouses consisting of anything from 1 – 50, and even up to 100 plus, 1, 2 and 3 bedroom units.

North Riding property has many of its own features and attractions within its own suburban precinct. Shopping is mainly centred around the Northgate Shopping Centre which has 1, 2 million shopper foot traffic per month. One of the only ice-rinks in the north is found at Northgate. North Riding Square and the Bellairs Shopping Centre are complete but smaller. The Coca-Cola Dome, built in 1997 is the prime venue for entertainment, exhibitions and fairs. With its 18, 000 seat capacity it is ideal for both local and international concerts.

There are 2 hospitals in the North Riding property area, being the Netcare Olivedale Clinic and the Willgeheuwal Hospital. Virgin Active has a centre in Northgate and Planet Fitness in Fourways. The nearest libraries are found in Olivedale and Boskruin. Golfers can play at Randpark, Eagle Canyon or at Ruimsig Golf Clubs, while the Honeydew Country Club offers most sports.

There are a number of primary schools in North Riding, including Vuleka, Bolang, Boskop and Sharonlea, with Randpark High and Trinity House found in Randpark Ridge. There is a Catholic Church, St. Johns in North Riding, a Methodist in Blandford Road, and St. Marks – an Anglican Church in Hyperion Drive.

The North Riding property area, as a residential and commercial suburb has really come into its own in the last 10-15 years, with the advent of its retail, business and light industrial components. From a purely residential point of view, North Riding property has attracted a much younger generation, due to entry-level pricing being much lower than Fourways and Sandton. As North Riding property develops further, demand will grow, pricing will escalate, making return on investment for own-use and buy-to-rent properties, particularly attractive.
